One of the things I love about living in Newport and being a Realtor is getting to go into so many homes that are just filled with historic charm. Every time I walk into a place, I'm either thinking about how I would personally decorate the space, update it, or I'm admiring what previous owners have decided to do. Though Newport is known for it's ornate mansions, many of the houses/condos closer to town can be quite small. I often can't help but draw inspiration from the unique and creative solutions that homeowners have come up with to make the most of their small spaces. Here are five tricks designers use to help a small space feel larger.
1. Utilize Mirrors Mirrors help to expand a space by reflecting light throughout the room. Every room in my apartment has at least one mirror in it. Personally, I find it cheaper and easier to find interesting mirrors at old estate sales and consignment shops than artwork, so its killing two birds with one stone in my mind.

2. Built-in Seating One thing that I see often in Newport is built-in seating, as in the photo above. Swapping regular chairs for some type of built-in dining area not only increases the amount of usable space in a small area, but adds character and an unexpected design element to the room.
3. Curtain Placement One of the simplest things you can do to make a room look larger is to move the curtains so that they hang from the top of the wall. I also suggest using a curtain rod that extends past the frame of the window at least a few inches. This will give the illusion of a larger window and the floor to ceiling curtains will make the ceiling appear higher than it is.
4. Lucite Furniture I'm a little hesitant to share this next tip since it's pretty trendy (something I typically try to avoid), but given the fact that I myself have lucite furniture in my apartment, I think it would be silly not to mention it. Lucite furniture can do wonders for a small room by increasing the functionality while tricking the mind into thinking the furniture takes up little to no space. As an added bonus, if you're like me and like older homes, lucite furniture helps to add a modern edge to any room.
5. Keep Colors Light Don't get me wrong, I love a good room that is painted a bold color, but when it comes to small spaces, I just don't think it's a good idea. Dark or bright colors tend to make a room feel smaller than it really is, whereas a lighter, more neutral pallet, helps to make a room feel light and airy.
